Tenancy Set Up Fee

£180 (incl. VAT) additional to service fees includes preparation and drawing up the Tenancy Agreement and other administrative duties involved in setting up the tenancy ensuring compliance. This fee also includes the cost of referencing each tenant or guarantor including Right To Rent check’s and registration of the Deposit. This fee

Renewal Set Up Fee

£72 (incl. VAT) additional to service fees includes preparation and drawing up the tenancy agreement and other administrative duties involved in setting up the tenancy ensuring compliance.

Renewal Fee

7.2%(incl. VAT) if Sole Agency and 9.6%(incl. VAT) if Multi Agency payable on any renewal or extention of a tenancy. This can be on a further fixed term, or a periodic tenancy. This fee applies whether or not we act as your agent to negotiate on your behalf.

Right to Rent Follow Up Checks

£48 (incl. VAT). Should you require a follow up Right To Rent check there will be a charge per tenancy, this fee is not chargable under our Management Service.

Court Attendance

£60 (incl. VAT) per hour. Where we may be required to or you have requested us to appear in court or a tribunal. This is subject to staff availability.

Income and Expenditure Report

£120 (incl. VAT) Under our Management Service we can upon request provide income and expenditure report at additional charge.

Statements

£12 (incl. VAT) per copy or £108(incl. VAT) for full set of 12 Months. Should you request, we can provide additional copy of the statement(s).

Additional Property Visit

£72 (incl. VAT). Per property visit in addition to the annual property visit included under our Management Service.

Tenancy Amendments

£60 (incl. VAT). Includes any amendments to the Tenancy after it has commenced including change of Tenant(sharer) or any other changes which alter the obligations under the Tenancy Agreement.

Arrangement Fees

12% (incl. VAT) of final net costs of work. This fee includes arranging 3 quote’s, access and comparing costs with contractors. Ensuring the work has been completed in line with the specifications of the chosen quote.

Overseas Money Transfer Fee

£36 (incl. VAT). Per transaction where funds are required to be sent to an overseas account. This fee includes rental received and will either form part of an invoice or deducted from the rent received on a landlords behalf.

CHAPS Transfer Fee

£15 (incl. VAT). Per transfer to the UK bank account.

Tenancy Ammendments

£60 (incl. VAT). Includes any amendments to the tenancy after it has commenced including change of Tenant(sharer) or any other changes which alter the obligations under the Tenancy Agreement.

Abortive Fee

£500 (incl. VAT). Where a landlord withdraws from an offer agreed. This fee is not chargable in the case that the prospective tenants fail references and are deemed unsuitable for tenancy by the specialist refencing agency or if the tenants withdraw from the transaction prior to completion.

Vacant Property Management

£180 (incl. VAT) per month. If your property is vacant between tenancies or after you move out and we are provifding Management Service, we are able to manage the property during this vacant period from the previous vacation date until the property is let and occupied.

Serving a section 21 notice (Form 6a)

£60 (incl. VAT). To prepare and serve a Section 21 – Form 6A. This is subject the the applicable compliance docmuents being made available by you and having been served in the correct timeframes.

Late Payment Charge

Interest at 4% above Bank of England Base Rate. This charge applies from the day after the payment becomes due.

Deposit Negotiations

£240 (incl. VAT). If you request, for our services or involvement at the end of the tenancy when it comes to agreeing, negotiating or reconciling deductions from the security deposit on your behalf.

Non Resident Landlords

In the case that you are a non resident landlord and you have not supplied us the the relevant approval from HMRC, there will be a fee of £60 (incl. VAT) per quarter for the calculation of tax retention, paying tyax due to the HMRC and providing a certificate of tax deducted.
